I always give some thought to contacting people who work in the general area where I have homes for sale. Whenever I'm looking for prospects to buy my house it's only logical to think about people who work in the area because they might be very interested in my house. The majority of people are looking for ways to save money going back and forth to work, and living close to work is high on the list of priorities when buyers are searching for a new house.
As a result of conducting my business of buying and selling houses as an investor I've learned a lot about finding buyers. In this article I'm sharing something really specific, and it's about how I find people to buy my house by contacting business owners in the neighborhood. Their employees come to work in the area every day, so they are excellent candidates to buy my house. Property owners in the neighborhood, meaning homeowners and business owners, have friends, relatives and employees who might like to move into the neighborhood. I get on the phone and talk to my neighbors for that very reason when I'm selling a house.
The first thing I do to find people who work in the area is simply drive around and make a list of retail stores, restaurants, shops, professional offices and factories. There's no employer too big or too little to be on my list. After making this list, I write an ad to post on craigslist.com and ebayclassifieds.com describing my house in detail. Then I email a link to these ads to the Human Resources department of larger businesses in my area, and directly to smaller businesses as well. These emails are not spam because there are people who really need to find a home in my area and I am trying to help them buy my house.
I also stop by the retail businesses and make a point to talk to the business owners as well as their employees, asking if they know anyone who would be interested in my house for sale. Talking to people in person is very effective and it can make all the difference when I'm looking for someone to buy my house. All the effort I invest in finding a buyer pays me back on closing day when I get a check for my sale proceeds, since I get to keep more of the sale proceeds by finding the buyer myself, so you might want to try it when you sell your house, too.
